Timing
Why annual matters
An assessment can move for reasons that have nothing to do with your own building: a change notice on a neighbouring property, a shift in MPAC’s data, or an error that would otherwise sit unnoticed until the next reassessment. An annual review catches that early, while the deadlines to act are still open.
Deadlines vary by property and by notice: March 31 for the annual appeal or Request for Reconsideration window, 120 days from any change, amended or supplementary notice, and the last day of February the following year for a Section 357 or 358 application. A single review keeps every one of those dates in view across your whole portfolio, rather than each property being tracked on its own.

A review does not commit you to acting on every finding. Some flags are worth an appeal, some are worth a call to MPAC first, and some are worth noting and watching for another year. The point of the annual cycle is that the decision is always made with current information, not last reviewed years ago.
Does a portfolio review replace individual appeals
No. A review tells you which properties are worth appealing, reconsidering, or applying for tax relief on. Each one that needs action becomes its own file.
Can a portfolio review start partway through the year
Yes. We can review your properties at any point and build the annual cycle around your renewal dates going forward.
Does a portfolio review cover properties outside Ontario
No. BrookLex is licensed to practise in Ontario, and a portfolio review only covers Ontario roll numbers.
